GDA Ghaziabad Property Auction 2026: 77 Residential, commercial & other properties up for auction on 24 August

The Ghaziabad Development Authority (GDA) has announced a fresh property auction covering 77 residential, commercial and other properties across several GDA schemes in Ghaziabad.

Registration for the auction opened on 5 August 2026 and will close on 20 August 2026. The actual bidding is scheduled for 24 August 2026 at 11:00 AM at Hindi Bhawan, Lohia Nagar, Ghaziabad.

One important clarification: this is not an online e-auction. Applicants can complete the required registration process as prescribed by GDA, but the final auction is scheduled to take place physically at the notified venue.

How many properties are included in the GDA auction?

The main GDA auction catalogue contains 77 properties.

The properties are being offered under Auction Notice 715/व्यव0अनु0/2026 issued by the Ghaziabad Development Authority.

Where are these GDA properties located?

The current auction includes properties from multiple GDA-developed areas and schemes, including:

  • Indirapuram
  • Indirapuram Extension
  • Koyal Enclave
  • Kaushambi
  • Karpuripuram
  • Ambedkar Road District Centre
  • UP Border Pocket-A

The exact location, plot number, area, reserve rate and required earnest money should be checked against GDA’s official property schedule before applying.

Applicants should not wait until the auction date to complete their documentation because the registration deadline is 20 August.

Are there school and hospital plots too?

Yes, but they should be understood separately from the main 77-property catalogue.

GDA has also published a separate list containing 7 educational and medical institutional plots.

These include sites for:

  • schools,
  • health centres,
  • a hospital,
  • and a primary-school facility.

Locations include Koyal Enclave, Indirapuram, Vaishali Sector 6 and Kaushambi.

Therefore:

77 main auction properties + 7 separately listed educational/medical sites should not be counted as the same inventory.

What types of buyers could consider this auction?

The diversity of inventory is what makes the current GDA auction noteworthy.

Residential buyers can study the 26 residential plots.

Business owners and investors can evaluate commercial plots, shops and the kiosk property.

Developers and larger investors may be more interested in the group-housing, hotel and larger commercial properties.

Senior-living or institutional operators may want to examine the old-age-home plots, while education and healthcare operators have separate institutional opportunities.

However, the buyer should evaluate each property based on its approved land use rather than assuming that any property can be used for any purpose.

Why is the reserve price important?

The reserve price is the authority’s starting benchmark for bidding.

It is not necessarily the final purchase price.

If multiple bidders compete for the same property, the final bid can move above the reserve value.

Reserve rate
Understand the starting value before bidding.

EMD / registration amount
Verify the amount required for the specific property.

Location and approach road
Examine road width, surrounding development and physical accessibility.

Payment schedule
Understand how quickly the successful bidder must make further payments.

Auction conditions
Read the official brochure for withdrawal, forfeiture and payment-related rules.

What about the Brij Vihar Community Centre?

GDA has also published a separate Community Centre brochure relating to a property at Brij Vihar MIG/HIG.

This should not be confused with the two community-centre plots counted within the main 77-property list.

The Brij Vihar property is being offered under a separate 10-year licence arrangement, according to the relevant GDA schedule and brochure.

Is this an e-auction?

No.

This distinction is important because online references can create confusion.

The current GDA programme provides a defined application and registration process, but the property auction itself is scheduled to be conducted physically at Hindi Bhawan, Ghaziabad on 24 August 2026.

Therefore, the more accurate term is:

GDA Ghaziabad Property Auction 2026

rather than simply calling it an e-auction.

Is the GDA Ghaziabad auction worth considering?

The attraction of this auction is the range of authority-owned properties available across established and developing parts of Ghaziabad.

But a government auction should not automatically be considered a good investment.

A buyer should compare:

Reserve Price → Location → Land Use → Physical Site → Development Potential → Final Bid Price

A property may look attractive at its reserve value but become less compelling if competitive bidding significantly increases the acquisition cost.

The GDA Ghaziabad Property Auction 2026 offers 77 residential, commercial and other properties, with applications open until 20 August and bidding scheduled for 24 August 2026 at Hindi Bhawan, Ghaziabad.
