Lucknow is expanding through planned residential developments, with Mohan Road emerging as one of the locations for new housing projects by the Lucknow Development Authority (LDA). The Anant Nagar Yojana offers an option for buyers exploring government-authority housing outside the city’s established residential neighbourhoods. However, connectivity, available infrastructure, flat sizes and construction timelines should be assessed before making a purchase decision.

Under its Aditi Apartments 2026 scheme, LDA is inviting applications for 980 two-bedroom flats at a tentative price of ₹35 lakh each. Registrations opened on 2 October 2026 and will remain available until 2 November 2026. The flats will be allotted through a lottery system.

What does a ₹35 lakh 2 BHK flat offer?

Each apartment has an advertised super area of 50.10 sq m, approximately 539 sq ft.

The published unit plan includes two bedrooms, a living room, kitchen, two toilets and balconies.

Importantly, 50.10 sq m is the super area, not the carpet area. Buyers should verify the separately declared RERA carpet area and approved unit dimensions before comparing these apartments with other housing projects.

The brochure also lists proposed amenities such as lifts, security guard room, power backup, parking, children’s play area, boundary wall and green park.

Actual cost: What will buyers pay beyond ₹35 lakh?

The advertised ₹35 lakh is not an all-inclusive price. Several charges are payable separately.

That takes the illustrative amount to ₹37.45 lakh before floor premiums, freehold charges, stamp duty, registration expenses and other applicable payments.

LDA Aditi Apartments payment plan and discounts

LDA offers both lump-sum and instalment payment options.

One-time payment discounts

For a ₹35 lakh estimated flat price, the maximum illustrative discount is ₹1.89 lakh if full payment is made within 45 days.

However, buyers cannot deduct the discount themselves while making payment. LDA will adjust the applicable amount after its final calculation.

Instalment payment option

Applicants should obtain the final instalment schedule before choosing this option, particularly because delayed payments can lead to penalties and cancellation.

Reservation benefits for eligible applicants

LDA has specified category-wise reservations under the applicable Uttar Pradesh government rules.

Horizontal reservations overlap applicable categories and should not be added to the other percentages as separate inventory.

The booklet also provides ground-floor allotment priority for senior citizens and persons with disabilities.

Construction timeline and expected possession

The LDA brochure also proposes completing construction within 36 months, although it does not clearly establish the starting point for that calculation.

These timelines should not be treated as interchangeable. Buyers should seek clarification from LDA regarding construction milestones, expected possession and any differences between the brochure and the RERA declaration.
