GDA Madhuban Bapudham plot scheme 2026: Price, eligibility and key rules buyers must know

The Ghaziabad Development Authority has opened a new residential plot opportunity under the Madhuban Bapudham residential plot scheme 2026. For many homebuyers in Ghaziabad and NCR, authority plots still carry a different level of trust because the allotment process is structured, the land use is defined and the buyer gets a clearer official framework compared to many private market transactions.

But before applying, buyers must understand one important point: this is not a casual form-filling exercise. The brochure contains strict rules on eligibility, registration money, lottery allotment, payment schedule, refund, cancellation and documents. A buyer should apply only after reading the full conditions carefully.

According to the brochure, the online registration period for the scheme is from 11 May 2026 to 25 May 2026. The scheme name is Madhuban Bapudham residential plot scheme, Ghaziabad, and the scheme code is 935. The brochure clearly says that applications will be accepted online, not through offline forms.

The scheme offers plots in multiple sizes, starting from 40 sq m and going up to 200 sq m. The available plot categories include 200 sq m, 150 sq m, 120 sq m, 115 sq m, 112.50 sq m, 90 sq m, 60 sq m and 40 sq m. As per the brochure’s plot availability table, the highest number of plots is in the 40 sq m category with 76 plots, followed by 60 sq m with 61 plots, 90 sq m with 60 plots, 150 sq m with 49 plots and 112.50 sq m with 44 plots.

This makes the scheme interesting for different buyer groups. Larger plots like 200 sq m and 150 sq m may attract buyers looking for a bigger independent home option, while smaller plots like 40 sq m, 60 sq m and 90 sq m may be more practical for budget-focused buyers.

The allotment rate mentioned in the brochure is ₹35,000 per sq m across categories. Based on this rate, the minimum reserved price is listed as ₹70 lakh for a 200 sq m plot, ₹52.50 lakh for 150 sq m, ₹42 lakh for 120 sq m, ₹40.25 lakh for 115 sq m, ₹39.37 lakh for 112.50 sq m, ₹31.50 lakh for 90 sq m, ₹21 lakh for 60 sq m and ₹14 lakh for 40 sq m.

However, buyers should not look only at the base plot cost. The brochure says that the listed rates do not include freehold charges. A 12% freehold charge plus GST will be payable separately on the plot cost. This is a major cost point, especially for larger plot sizes. Buyers should calculate the total outflow before applying, not only the base price.

The registration money is also clearly defined. General category applicants have to deposit 10% registration amount, while SC/ST reserved category applicants have to deposit 5%. For example, the registration amount is ₹7 lakh for a 200 sq m plot in the general category and ₹3.5 lakh for SC/ST applicants. For a 40 sq m plot, it is ₹1.40 lakh for general category and ₹70,000 for SC/ST applicants.

After allotment, the payment responsibility increases quickly. The brochure states that after plot reservation or allotment, general category allottees must deposit 15% of the plot value and reserved category allottees must deposit 20% of the plot value within one month from the date of allotment letter. The remaining 75% amount is payable in eight quarterly instalments with interest linked to SBI’s current MCLR plus 1%.

This means applicants should not apply only because the registration amount is manageable. They must check whether they can arrange the post-allotment amount and future instalments. If payment is delayed, the brochure provides for additional interest and even cancellation after default conditions. Buyers planning bank finance should discuss loan eligibility in advance.

There is also a discount option for those who can make lump sum payment after allotment. The brochure says that after adjustment of registration amount, if the remaining amount is paid in one go, a discount is available: 6% if paid within 45 days, 5% if paid within 60 days and 4% if paid within 90 days. This can benefit buyers who have ready funds, but the discount must be understood as per the authority’s final calculation process.

Eligibility is another important area. The applicant must be an Indian citizen and above 18 years of age. The brochure also says that the applicant or family member should not already have any property in the Ghaziabad area and should not have more than one residential house or plot allotted by GDA, Awas Vikas Parishad or any other government department in Uttar Pradesh.

For 40 sq m and 60 sq m LIG category plots, the brochure adds an income condition. Applicants with annual income between ₹3 lakh and ₹6 lakh can apply for these categories, and an income certificate issued by the competent authority, such as Tehsildar level, must be attached. If annual income is above ₹6 lakh, the applicant is not eligible for 40 sq m and 60 sq m plots.

Reservation is also provided as per government rules. The brochure lists reservation for SC, ST, OBC, MLA/MP and freedom fighter categories, government servants and security services personnel who have completed 50 years of age, development authority and related employees, ex-servicemen and their dependents, senior citizens and persons with disabilities. It mentions 3% reservation for ex-servicemen and their dependents, and senior citizen reservation as 10% horizontal reservation.

Allotment will be done through lottery draw. The brochure says all categories of plots will be allotted through lottery, and the result will be displayed publicly on the authority notice board and website. Allotment letters will be available for download from the GDA website or registration portal after the draw process.

The refund rules are equally important. Before the lottery draw, there is no normal provision for refund of registration money. For unsuccessful applicants, if the registration amount is refunded within three months after the registration period, no interest will be payable. If refund takes more than three months, simple interest at 4% per annum is payable on the deposited registration amount.

Applicants must also be careful about wrong information. The brochure gives GDA the right to cancel registration, allotment or agreement and forfeit the deposited registration amount if false information is found or important facts are hidden. This is a serious condition, so applicants should not hide property ownership, income details, category status or family information.

The application process is online through the GDA website or the Janhit UPDA portal. The brochure mentions that applicants must upload photo, Aadhaar card, PAN card, scanned signature, reservation category certificate and affidavit in the prescribed format. It also states that the bank account details should be in the same name as the applicant because refund, if any, will be made into that account.

In practical terms, the Madhuban Bapudham scheme may appeal to buyers looking for an authority-backed residential plot in Ghaziabad. But this is a lottery-based scheme, not assured allotment. Buyers should apply only after checking eligibility, total cost, loan planning, refund conditions and payment deadlines.

The biggest takeaway is simple: do not apply only because the scheme looks attractive. Apply only if your documents are ready, your eligibility is clear and your payment planning is realistic. Authority plot schemes can be good opportunities, but only for buyers who understand the rules before paying the registration amount.
