The Rajasthan Housing Board (RHB) has opened registration for two residential housing schemes in Jaipur and Kishangarh, offering a combined 236 houses and apartments.
The projects include 90 independent houses at Khoda Ganesh Road, Kishangarh, Ajmer, with estimated prices starting at ₹40.06 lakh, and 146 three-bedroom apartments at Greenwood Horizon Phase II, Pratap Nagar, Jaipur, starting at ₹73.80 lakh.
Apart from property prices and locations, the schemes are relevant to eligible government employees, ex-servicemen, Veer Naris and other reserved-category applicants because the Rajasthan Housing Board provides category-based allotment and certain registration-deposit concessions.
However, applicants must distinguish between scheme-specific reservation provisions and the Housing Board’s general reservation rules.
The Greenwood Horizon registration deadline was subsequently reported as extended to 1 December 2026 on the official scheme listing. Applicants should verify the currently applicable date directly through the RHB portal.
Kishangarh Housing Scheme 2026: 90 Independent Houses Starting at ₹40.06 Lakh
The Kishangarh Khoda Ganesh Road Housing Scheme, Phase I of Phase IV, is located in Ajmer district.
The offer comprises 90 independent houses distributed across three categories.
All prices are estimated. The final amount payable will depend on the Housing Board’s applicable cost calculation, additional charges and allotment conditions.
Applicants should note that the plot area is not the same as the constructed area or usable carpet area.

Kishangarh Registration Amounts
These are reported application-stage figures, subject to confirmation of the exact fee components and category-specific concessions in the current booklet.
The project offers cash-down and hire-purchase payment arrangements, with approximately 45% of houses proposed for cash-down payment and 55% for hire-purchase.
Applicants must review the instalment schedule, interest conditions and restrictions on changing their selected payment method before applying.
Greenwood Horizon Phase II Jaipur: 146 Three-Bedroom Apartments
Greenwood Horizon Phase II is located at Sector 28, Pratap Nagar, Sanganer, Jaipur.
The project offers 146 HIG apartments under two configurations.
Buyers should not confuse built-up or super built-up area with carpet area. The usable carpet area should be verified using the approved floor plans and applicable RERA disclosures.
These are published booklet-based figures for ordinary applicants. Eligible reserved-category applicants should verify whether reduced initial registration deposits apply to their specific category.
The application and processing fees are separate from the registration deposit and are reported as non-refundable.
Greenwood Horizon Payment Schedule
The scheme follows a self-financed construction arrangement, with registration payment followed by prescribed instalments.
Published booklet-based reporting describes nine subsequent instalments, each equivalent to 10% of the estimated property price.
The nine instalments are reported as payable after the registration stage, subject to the reservation letter and any applicable tax.
Delayed instalments may attract interest or penalties, reportedly at 12% annually under the scheme terms. Buyers should rely on their official demand letter for exact amounts and due dates.
Rajasthan Housing Board Eligibility Criteria 2026
Rajasthan Housing Board’s published general registration rules recognise the following annual income classifications.
These income brackets come from the Housing Board’s general rules referring to its order dated 9 July 2019.
Applicants should check the current booklets for applicable income verification, any permitted flexibility between categories, household eligibility and property-ownership restrictions.
RHB’s general registration procedure permits Indian citizens to register, subject to the applicable scheme conditions.
Reservation Percentage for Kishangarh Housing Scheme 2026
Published summaries of the Kishangarh 2026 booklet describe the following scheme-specific reservation distribution.
Important clarification: The reported 10% category for eligible defence and security personnel in the Kishangarh scheme should not automatically be interpreted as a 10% quota exclusively for retired ex-servicemen. The booklet’s exact category definitions and documentary conditions determine who qualifies.
The percentage is a share of eligible allotments under the applicable reservation system. It is not a discount on the house price.
These figures should be reconfirmed from the official Kishangarh booklet before being treated as final scheme conditions.
Rajasthan Housing Board General Reservation Quotas
RHB’s official registration and allotment procedure separately publishes the following general reservation distribution under its order dated 4 October 2012.
This is the Board’s published general reservation framework, not necessarily the final reservation distribution for every housing scheme launched in 2026.
The Kishangarh scheme-specific percentages reported above differ from this general framework. For Greenwood Horizon Phase II, the exact reservation allocation must be checked in its current booklet.
Applicants should not combine percentages from the two tables or assume that both quotas operate independently for the same category.
Special Benefits for Ex-Servicemen and Veer Naris
The Rajasthan Housing Board’s published rules contain an important financial concession for eligible serving soldiers, ex-servicemen and Veer Naris.
Under RHB order dated 17 May 2007, eligible applicants in these categories are permitted to deposit one-tenth of the prescribed registration amount.
This provision is included in the Housing Board’s official registration and allotment procedure.
The most important distinction is between the deposit and the property price.
If an eligible person is allowed to pay only one-tenth of the registration deposit, this does not mean the person receives a house for one-tenth of its advertised cost.
For example, if the prescribed registration deposit were ₹1,00,000 and the concession applied without additional qualifications, the initial deposit component could be ₹10,000. Application fees, taxes and subsequent payments would still be governed by the relevant scheme conditions.
The concession is particularly significant in schemes involving high registration deposits. However, the final payment screen and the current RHB booklet must confirm the actual amount payable by each applicant.
Additional Registration Concession for SC/ST Applicants
RHB’s general self-financed housing rules also provide for eligible SC/ST applicants to deposit 50% of the prescribed registration amount.
As with the defence-personnel concession, this concerns the initial deposit, not a 50% discount on the cost of the property.
Applicable documentation and scheme-specific conditions must be verified.
Refund and Cancellation Rules: What buyers must Kknow?
The registration deposit and application or processing fees may be treated differently under RHB rules.
The Housing Board’s published general procedures contain specific provisions for cancellations, refunds and deductions. For certain post-2020 schemes involving MIG and HIG housing, the general rules refer to deductions of up to 10% of the estimated property cost, including applicable GST, depending on the stage and circumstances.
This should not be interpreted as an automatic charge in every cancellation case.
For self-financed housing, separate stage-dependent deductions may apply, including conditions relating to priority determination, reservation letters and unpaid instalments.
The final refund entitlement must therefore be determined from the specific scheme booklet, allotment conditions and applicable RERA provisions.
For eligible ex-servicemen and Veer Naris who paid a reduced registration deposit, RHB’s general self-financed scheme provisions also recognise the amount actually deposited when calculating applicable registration-related deductions.
