YEIDA plot scheme last call: Why Jewar airport plots are drawing huge interest?

The Yamuna Expressway Industrial Development Authority’s residential plot scheme has become one of the most discussed property updates in the NCR region. The reason is simple: the scheme offers authority-backed residential plots near the Noida International Airport corridor, an area that many homebuyers and investors are watching closely because of future infrastructure, connectivity and development expectations.

According to the official YEIDA website, Residential Plots RPS10/2026 Brochure is listed under live schemes, along with an online apply option. This confirms that the residential plot scheme is active on the authority portal.

The scheme is getting attention because it offers 973 residential plots in newly developing YEIDA sectors near the airport corridor. Hindustan Times reported that the plots are located in Sector 15-C, Sector 18 and Sector 24, with sizes including 162 sq m, 183 sq m, 184 sq m, 200 sq m, 223 sq m and 290 sq m.

For ordinary applicants, the most important point is the timeline. The scheme opened on 6 April 2026, the last date to apply is 6 May 2026, and the draw date is scheduled for 18 June 2026, as per the scheme details reported by Hindustan Times. This means anyone planning to apply must treat the deadline seriously and should not wait until the final hour.

The appeal of this scheme is not only the number of plots. It is also the location. The Yamuna Expressway corridor has been gaining attention because of the upcoming airport ecosystem, planned urban development and the expectation of future demand for housing, jobs and commercial activity. Times of India earlier reported that YEIDA expected the airport to boost connectivity and create demand through commercial activity, jobs and population growth in the surrounding area.

However, applicants must understand one thing clearly: this is a draw-based allotment scheme. Applying does not guarantee a plot. You are only entering the lottery process. If your name is selected in the draw, allotment moves ahead as per the terms of the scheme. If your name is not selected, the registration amount is expected to be refunded as per scheme rules, but form fee, bank charges or other applicable deductions may apply.

The plot size distribution also tells us where the actual inventory is concentrated. Hindustan Times reported that the scheme includes 476 plots of 162 sq m and 481 plots of 200 sq m, while other sizes have much smaller availability: 4 plots of 183 sq m, 4 plots of 184 sq m, 6 plots of 223 sq m and 2 plots of 290 sq m. This means most applicants will likely focus on the 162 sq m and 200 sq m categories.

The price and deposit structure also need careful checking. Hindustan Times reported the land rate as ₹36,260 per sq m, with registration amounts varying by plot size, and also mentioned that preferential location charges may apply for park-facing, green belt, corner or wider road-facing plots. Angel One also reported that the registration fee is 10% of the total premium, refundable for unsuccessful applicants.

The reservation structure is another important part of the scheme. Reports state that 17.5% of plots are reserved for farmers whose land was acquired, 5% for businessmen with functional industrial units in the authority area, and the remaining share for the general public. Applicants should check their category carefully before applying because wrong category selection can create problems later.

For salaried employees, retired employees, veterans and families looking for long-term property options, the scheme may appear attractive because it is an authority plot scheme and not a private builder project. Authority plots often attract attention because the allotment process is structured, location details are published, and the draw mechanism is designed to be transparent. But this does not remove the need for due diligence.

Before paying any amount, applicants should read the official brochure carefully. They should confirm eligibility, category, plot size, payment schedule, lease terms, possession conditions, refund rules, cancellation clauses and additional charges. Hindustan Times reported that applicants must be at least 18 years old, can apply for only one plot, and those already allotted a residential plot or flat under any YEIDA scheme are not eligible.

One major point many applicants ignore is the payment timeline after allotment. Hindustan Times reported that successful applicants are required to pay the full premium within 60 days from the issue of the allotment letter, with extension possible in certain circumstances, and that allotment is on a 90-year lease from the date of lease deed. This means applicants should not apply only because the initial registration amount is manageable. They must also be ready for the full payment requirement if allotted.

For many families, the biggest risk is not losing the registration amount, but blocking funds until the draw. If the draw is on 18 June 2026, the deposited amount remains tied up until the result and refund process. This may be acceptable for applicants with surplus funds, but it can be difficult for those who need liquidity for other expenses. Therefore, applicants should not use emergency money or borrowed funds without understanding the risk.

The investment angle also needs balance. Yes, the Jewar airport corridor is a high-interest region. Yes, infrastructure can support long-term demand. But property appreciation is never guaranteed. Market cycles, development timelines, possession conditions, liquidity and resale rules can all affect final returns. Applicants should treat this as a planned property decision, not a guaranteed profit opportunity.

This scheme is also important for people who want a regulated plot option instead of buying from informal or unverified sellers. In rapidly developing corridors, many buyers get attracted by private deals and exaggerated promises. An official authority scheme reduces some risks, but applicants must still verify every detail from the official YEIDA portal and brochure.

The best approach is simple. First, check the official brochure. Second, confirm eligibility. Third, calculate the registration amount and full payment liability. Fourth, understand that allotment is lottery-based. Fifth, apply only if you are financially comfortable with the blocked amount and future payment schedule.

In short, the YEIDA residential plot scheme near the Jewar airport corridor is a major opportunity for those looking at authority plots in a developing region. But it should be approached with clarity, not emotion. The deadline is important, the location is attractive, and the scheme is getting strong attention. Still, the final decision should be based on eligibility, funds, risk appetite and official scheme terms.

This is not a scheme where anyone can guarantee allotment or returns. It is a draw-based opportunity. Apply only after verifying all details from the official YEIDA source, reading the brochure and understanding the financial commitment clearly.
